Cabinetry, fitments, partitions and hardware quantified in lineal metres, m² and numbers
Joinery is priced item by item: a kitchen is not an area, it is cabinets, doors, drawers, benchtops, hardware and fitting time. The same applies to toilet partitions, lockers, counters and shopfit.
We measure every joinery and fittings item from the drawings, schedule it by type and finish, and return a priced breakdown you can tender with or send to a manufacturer for a quote. Toilet partitions and hardware fittings sit here too, matching the 15 FT Fitments element.
| Deliverable | Format | Detail level |
|---|---|---|
| Joinery schedule | Excel, m / No. | Base, wall and tall units, sorted by type and finish |
| Benchtops and panels | Excel, m² | Laminate, stone, solid surface and timber |
| Doors and drawers | Excel, No. | By style, size and hardware |
| Hardware | Excel, No. | Hinges, runners, handles and locks |
| Toilet partitions and lockers | Excel, No. | Cubicles, panels, doors and fittings |
| Installation hours | Excel, hrs | By item type |
| Priced estimate | Excel + PDF | Supply and installation, with GST on its own line |
Every estimate is structured to the trade sections used for tendering and to the elements used for early cost plans, so one set of quantities serves both.
| Trade section (ASMM / ANZSMM) | Element (NPWC / AIQS) |

| Carpentry & Joinery | 15 FT Fitments |
| Toilet Partitioning / Hardware Fittings | 15 FT Fitments |
Everything made, bought and fixed inside the building.
Five steps from your drawings to a joinery and fittings number you can defend in a scope review.
An estimator reads the joinery drawings, finishes schedule, hardware schedule and the architectural fit-out details before touching a takeoff tool, and lists every assumption, exclusion and missing item as a query for you to confirm. Nothing is priced on a guess.
Quantities are measured digitally in Bluebeam Revu, PlanSwift or On-Screen Takeoff, in metric: lineal metres of joinery by type, square metres of panel and benchtop, and counts of hardware and fittings. Each measurement sits on a named layer, so the marked-up PDF you receive is a visual audit trail.
We price the quantities using current Australian supplier quotes, subcontract rates and published benchmarks such as Rawlinsons, adjusted for your postcode and state. If you give us your own rates or a preferred supplier schedule, we use those.
Before anything is sent, a second estimator compares the takeoff with the drawings and verifies the measuring rules, deductions, wastage allowances and productivity assumptions.
Excel and PDF files reach your inbox within one to two days for standard jobs. One round of changes is included, and we remain available for tender queries and scope questions after the tender.
You do not have to hold a licence for these tools. We do the measuring with them and hand over the results.
Measuring, marking and comparing drawings on screen.
Takeoffs made from ready-built assemblies, with quantities you can export.
Layer-based measuring on big commercial drawing sets.
Up-to-date Australian unit rates, compared with supplier and subcontractor quotes.
The final file, set out to match your cost codes and trade sections.
If you use Buildsoft, CostX, Estimate One, Procore or your own template, let us know and we will prepare the file so it imports straight in.
